- 01Zoning and permits, carried for youWe check setbacks, lot coverage, and Title 5 septic capacity against your parcel before the drawings go far, because on the Cape a new bedroom is a septic question as much as a framing one. From the zoning filing through final inspection, the paperwork and the inspection schedule stay with us.
- 02Structure resolved before anything opens upWe evaluate the existing headers, bearing walls, and footings first, so the new loads carry back to the ground the right way and the framing meets Cape Cod wind-zone standards. The new foundation goes to the same frost depth as the original, and the addition is framed into the existing roof rather than parked beside it.
- 03A house you can still live inDust walls, sealed openings, and staged demolition keep the finished side of the home usable while the addition goes up. One manager runs the site, so at the start of each week you know who is working, what is happening, and what comes next.

Siding exposure, window sightlines, trim profiles, and roof pitch are taken off the existing home and carried into the addition, so the new wing reads as part of the original. Where the old cedar has silvered, we plan for how the new shingles will weather in behind it.

The addition is framed, sheathed, and closed in before we open the existing wall, so the house stays dry and the finished rooms stay in use. New floors are set level to the original rather than close to it, and every valley and sidewall is flashed for wind-driven Cape rain.
